Pursuit has compiled our quarterly search volume report, detailing apartment and condo search trends for the 3rd Quart of 2023, looking back to 2019.

Over the last 4 years we have see unprecedented growth in searches for New York condominiums. In 2023, we saw a significant slow down in the 2nd Quarter, and a slight uptick in searches for this quarter. The flattening of the trend line seems to be level at just over 100,000 searches per month.

We can see that searches have actually risen from last quarter, and are nearing 2022 numbers.

New York Apartment rental searches saw a nice increase from July to August, only to decrease again in September. This continues to the downward trend from the rental market peak in 2022.

Overall apartment searches are down over 10% from last year and 2021.

Long Island City still remains the most searched neighborhood in New York City, followed by Williamsburg. Chelsea remains a strong #3 as well as the West Village. Interestingly, the West Village, Tribeca and Soho were the only neighborhoods to increase searches in 2023.

Pursuit has compiled our quarterly search volume report, detailing apartment and condo search trends for Q1 & Q2 from 2019 through 2023.

NYC Condo Search Volume

Condominium Search Volume From July 2019 through June 2023

Over the last 4 years, we have seen recognizable search increases for “New York Condominium” and all related keyword searches in January and August. They appear to correlate just before the prime selling seasons in the Spring and Fall.

Search volume for these terms peaked in 2021 and we continue to see a downward trend as we moved into the summer months of 2023.

Data from the beginning of 2022 through Q2 2023 shows a decrease of over 15% from Q1 and a 6.5% decrease Q2 2022 vs Q2 2023.

In looking at the total search volume for all “New York Apartment” and related searches over the last 4 years, we see that volume peaked in June 2022 and has been trending downward in June 2023.

Most Searched Apartment Neighborhoods

Top Neighborhoods are Seeing Declines in Searches 

Long Island City is, once again, the most searched neighborhood with Williamsburg coming in second. Chelsea, West Village, Upper West Side and Upper East Side continue to be very popular.

Both neighborhoods are down significantly from 2022. Most of the top neighborhoods saw declines in 2023, however, SoHo and Tribeca increased from 2022.

On July 1, 2023, Google will be completely transitioning from Google Universal Analytics to GA4, the next generation of Google Analytics. We have been diligently transitioning all of our accounts from Universal to GA4 and you should not expect any glitches in your data. Announcing our annual search volume report, detailing apartment + condo search trends from 2019 through 2022.

Condo Search Volume Decreased in 2022:

Overall search volume for NYC condos has climbed each year except for 2022. There was a 3% decrease in condo search volume from 2021 to 2022.

Although there was a decrease this past year, overall search volume was up by 19%compared to 2019.

 

Condo Search Volume Trends Vary Year to Year:

Search volume for 2022 didn’t begin to see a decline until the fall when it  dropped to below 2020 averages.

Each year August tends to have the highest volume of searches with August of 2020 surpassing 70,000 searches for the first time.

Year-to-year search volume tends to have a lift in January then decreases significantly in February.

 

Record Apartment Search Volume in 2022:

Since 2019, there has been an overall increase in NYC apartment search volume by 27%.

Search volume peaked in 2022 at 6,497,920 total searches which is an increase of  8%  year over year.

 

 

Apartment Search Trends Impacted by Pandemic:

The normal seasonality of apartment rental searches usually increases over the summer months. This trend did not stay consistent throughout the pandemic.

Each year, search volume tends to follow a trend line that includes sharp decreases in February.

As of 2022, the normal pattern of search volume peaking over the summer has returned.

Total search volume for NYC rentals has had a steady increase year over year. Apartment searches for Q3 totaled 1,571,830  in  2022 which is a 6% increase year over year and a 29% increase compared to 2019.

Throughout the year, search volume tends to follow a trend line which includes sharp decreases in February and September and a peak in the summer months.

Search volume year over year by neighborhood has not been consistent year over year. Long Island City has had a banner year so far in 2022 with over 350,000 searches. Williamsburg and the Upper East Side have seen a decline in 2022.

New York Condo Search Trends Q2 2022

Pursuit took a look at condominium search trends during 2022 compared with previous years. Our findings include:

Total search volume for NYC condos had a steady decline in Q2, an 11% decrease from Q1.

 

NYC saw an unprecedented amount of searches in January 2022, totaling 84,040.

While 2020 and 2021 had significant growth in condo search volume, the trend is headed back down to pre-Covid monthly numbers.

From 2019 to 2020, Q2 searches had a 12% increase year over year.

From 2020 to 2021 there was a 14% increase year over year.

From 2021 to 2022 there’s been a 4%. decrease year over year.

Total search volume for apartments was up over 6% in the first quarter of 2022 compared to 2021.

In looking at pre-pandemic levels, Q1 2022 was up a staggering 39% compared to Q1 2019.

After a rough pandemic time, Long Island City has regained the title of the most searched neighborhood in New York City with over 82,000 searches. Williamsburg came in at #2 with 71,000 and Chelsea was #3 with 55,000 searches.

Pursuit examined Condo for Sale search data across 6 active markets.

Overall, searches were up 18% in 2020 and 8% in 2021. During this 3 year period, total condo searches increased by 28% from 2019 to 2021.

 

Notably, Miami saw the greatest increase of 66% from 2019 to 2021. San Francisco and London increased by 35% and Los Angeles grew by 26%.

New York has, by far, the most searches for condominiums. Total growth in search volume increased by 20% from 2019 to 2021.

A sample of our findings include:

Searches for apartments nationwide grew 23% in 2020 during the peak COVID months. From 2020 to 2021, searches grew an additional 17% resulting in a 44% total increase from 2019 to 2021. We call this “the Great Migration.”

New York apartment searches grew by nearly 17% from 2019 to 2020 and an additional 15% in 2021 representing a total increase of nearly 35% from 2019 to 2021

Searches for apartments in Manhattan show Studio and 1 bedroom apartments went down during prime covid period, indicating that those looking for apartments in manhattan wanted more space. As we moved into 2021, search activity for all apartment apartment types went up significantly.

Searches for Brooklyn apartment seem to follow the same trend with Studio apartments being less searched during 2020 and rebounding significantly in 2021. Brooklyn also did not see any decrease in 1 bedroom apartment searches, which have been rising for the last two years.

Over the prime COVID period, searches for apartments with outdoor space surged 92% nationally. The trend continued, with an additional 26% increase in searches for outdoor space in 2021. A 143% increase overall from 2019 to 2021.

TikTok is largely untapped for luxury brands,
